Foster and Partners has designed what will be the tallest skyscrapers in France to sit on the plot at La Defense in Paris owned by property company Hermitage.
The Hermitage Towers, or Tours Hermitage if you're French, are located on a site overlooking the River Seine. The project has a chequered history - it stems originally from Hermitage's competition entry for the Tour Signal which was designed by Jacques Ferrier.
Although they didn't win that and were pipped at the post by Jean Nouvel, the developer was determined to build a tower of their own in Paris so continued their relationship with Ferrier and ported the design over into their own individual scheme until creative differences saw him leave the project and be replaced by Foster and Partners.
Foster and Partners had previously worked on a rival design for Tour Signal for another developer but these plans are a radical departure from the copper lattice-work they dreamed up for that competition.
The Hermitage Towers scheme now features two 92 storey, 323 metre tall towers of an identical in look with a white diagrid of structural crossbracing typical of the architect, crisscrossing up the skyscrapers over floor-to-ceiling glass curtain walls.
What is notable about the towers is their sculptural shape.They are widest in the middle being almost square in shape, and taper to the top and bottom along diagonal lines into what are effectively narrow lozenge shaped floors.
The main uses of both towers will be residential with almost three quarters of their floor space taken up by apartments with spas filling the floors between what lies beneath. These will have infinity pools for residents to enjoy, plus large LCD screens so the men can drool over Melissa Theuriau as pictured in the promotional images.
Tower One will have 19 floors of hotel space and a two storey restaurant underneath the residential area but above the quadruple height reception, whilst Tower Two 18 levels of office space sandwiched between the reception and residential areas.
Taking advantage of the river-side location that the scheme sits on, a large public space between the towers and the Seine has been masterplanned that should turn this part of the banks into a new urban park.
Although the height is a record-breaking figure for France, contrary to press reports elsewhere these will not be the tallest towers in Europe unless Russia has vacated the continent and moved elsewhere. The tallest of the Federation Towers in Moscow, which is due to be finished in 2009, will be 360.4 metres to roof and 506 metres to the tip of its pinnacle.
Hermitage hope that they can start construction of the scheme as soon as 2010 but many observers feel that the current economic climate compared with the scale of the towers makes this somewhat ambitious. The imminent start of construction of the Shard in London however goes to show that if the project is right, there is still backing to be found.
He abierto este hilo porque aunque he visto información sobre estas torres en el foro, no encuentro hilo propiamente dicho. Es el primer hilo que abro, si algo está mal, me lo decís.
El caso es que esto explica claramente la historia de este proyecto, que me tenía un poco liado, ya que por un lado estaba el proyecto de Foster para el concurso de la torre Signal, el proyecto de Hermitage de la mano de Ferrier, para ese mismo concurso, y el proyecto final de Hermitage y Foster para las torres, al margen del concurso, y en un emplezamiento diferente al de la torre Signal de Nouvel, abriendo La Defense, al este. En cualquier caso, me gusta más el proyecto de Foster que el de Ferrier. ¿Qué opináis? Creo que estas torres están llamadas a convertirse en los edificios contemporáneos más emblemáticos de París, y del mundo, por su altura, diseño y posición a la entrada de La Defense. La primera imagen es del parque que rodeará las Hermitage, y la segunda de una sugerente piscina interior, con vistas alucinantes a París.

El Elíseo es muy misterioso en una inversión de unos dos mil millones de euros por un grupo privado ruso en Francia, que se anunciarán el sábado. Podría ser las torres gemelas Hermitage Plaza 323 m de altura, un gigantesco proyecto en el distrito financiero de La Défense, cerca de París, anunciada en marzo de 2009 en Cannes por el director general de Hermitage, el promotor de Rusia, Emin Iskenderov.
EDF, GDF-Suez, ALSTOM – Vladimir Putin, dijo que el 11 de junio, Dmitry Medvedev, o él mismo asistirá a la colocación de la primera piedra, prevista para agosto de 2011. Este proyecto es parte de la reactivación de Defensa puso en marcha en 2006 por Nicolas Sarkozy, el entonces presidente del Consejo General de Hauts-de-Seine, pero rara vez se materializan. Hasta la fecha, el permiso para construir torres Hermitage Plaza, anunció en abril pasado, aún no ha sido presentada, según un portavoz de Instituciones Públicas de Planificación de La Défense (EPAD) y el Sena Arche (AAE). The concept for Hermitage Plaza is to create a new community to the east of La Défense, in Courbevoie, that extends down to the river Seine with cafés, shops and a sunny public plaza at its heart. The design incorporates two 323-metre-high buildings, which will establish a distinctive symbol for this new urban destination on the Paris skyline. The result of a close collaboration with EPAD, the City of Courbevoie, Atelier de Paysage Urbain and Département de Hauts-de-Seine, the project is intended to inject life into the area east of La Défense by creating a sustainable, high-density community. The two towers accommodate a hotel, spa, panoramic apartments, offices and serviced apartments, as well as shops at the base.
Forming two interlocking triangles on plan, the buildings face one another at ground level. Open and permeable to encourage people to walk through the site, the towers enclose a public piazza which establishes the social focus. As they rise, the towers transform, turning outward to address views across Paris. The glazed façade panels catch the light, the sun animating different facets of the buildings as it changes direction throughout the day. The angle of the panels promotes self-shading and vents can be opened to draw fresh air inside, contributing to an environmental strategy that targets a BREEAM ‘excellent’ rating. The diagrid structure is not only highly efficient - doing more with less - but it emphasises the elegant proportions of the towers.
A crystal-shaped podium building contains office space, with two detached satellite buildings housing a gallery and auditorium that further extend the public realm. The piazza – created by burying the existing busy road beneath a landscaped deck – slopes gently downward to the water’s edge, which is lined with new cafés and restaurants. Locking into the existing Courbevoie and EPAD masterplans, the project will reinforce the regeneration of the riverfront.

El proyecto a día de hoy, más o menos, cortesía del forero Brisavoine, del foro SkyscraperCity:
- the La Défense Authority signed an agreement last June with the Hermitage developer to cede La Défense's public land and infrastructures to the developer to build the towers, in presence of presidents Sarkozy and Medvedev
- two of the three demolition permits to clear the site for the Hermitage Towers were issued by the public authorities last Autumn
- a formal application for a building permit was filed by the Hermitage developer in October with 2 vans of documents. The building permit should be issued in the Spring.
- the commercial space in the future Hermitage Towers has already been approved by the public authorities (approval given last November)
- a lawsuit by some local Left parties was filed against last June's agreement between La Défense Authority and Hermitage. Little chance of success given the weak basis on which this lawsuit is founded.
- the 700 million euros financial agreement with the banks has been sealed and should be announced shortly
- construction is now scheduled to start in September or October of this year. The Hermitage developer indicated that they will start construction even if there are some lawsuits still pending.
Regarding the height of the towers, the height hasn't been reduced. In fact it's the opposite: we have discovered, based on detailed architect's plans, that the height of the towers will be 337 meters above the ground. The 323 meters height that was announced is from an elevated concrete slab to be built above the ground, and the reason why they chose to make public that 323 meters height is to avoid a controversy with the height of the Eiffel Tower (324 meters).
The Hermitage Towers lie just outside of the zone where heights are limited due to flight corridors, so legally the aviation authorities cannot ask them to reduce the height.

Aprovecho este hilo para copipastear esta info sobre el proyecto de la torre Generali, también en La Defense, y que parece que los de Hermitage están interesados en comprar para adaptarlo a su proyecto lo cual resucitaría la posibilidad de ver erigirse la Generali.
Russian-owned developer Hermitage has emerged as a potential buyer of Italian insurer Generali's abandoned €330m tower project in the Paris business district of La Défense.
Hermitage already plans two mixed-use towers in the business quarter, one of which is the 323m Hermitage Plaza towers project still in planning. "The Generali tower is near the Hermitage twin towers, where work is due to start in November," Hermitage CEO Emin Iskenderov told French web portal Business Immo. “If we are able to to buy the project and transform it into a mixed-use tower, the Generali tower could complement these."
Generali recently abandoned its 92,000 sq.m. office tower project despite four years of preparatory work, reportedly because of concerns over potential lettings. It was to have been built on the site of the present Iris building. Iskenderov said Hermitage had been thinking of adding a third tower to the Hermitage project. He has not made a recent proposal to Generali since its decision but previously indicated his interest in taking over the project.
Generali's decision is not an indication that the La Défense property market is weakening, but rather that demand is now taking a different form, he added. "This tower was designed at a time when the market was different. An office tower of more than 50,000 sq.m. is no longer adapted to today's needs and that is why Generali abandoned the project, rather than because the market itself is bad," he said. The tower has a future if it can offer a mix of uses, possibly combining offices, housing and hotel facilities. Hermitage remains confident in the future of La Défense, he said. The Hermitage Towers as currently planned will be the first high rise buildings in France offering a mix of residential, office and retail space and the tallest mixed use towers in western Europe when completed in 2015-2016. pie

Y aquí pongo este link, creo que ya conocido, para tener a mano una perspectiva amplia de todos los proyectos para la Defense. Entre ellos vemos las torres gemelas Hermitage y la mencionada Generali, entre otros, algunos de los cuales tristemente cancelados, como la Torre Signal, que, aunque tildada de mazacote por algunos, a mi me encantaba, especialmente por la combinación de colores y la forma en que estos vinculaban la arquitectura de interior con el exterior del edificio.

Oficialmente aprobado el Hermitage Plaza, que tocará el cielo de París en 2016, relevando los cuatro años de reinado de la Torre Shard londinense como edificio más alto de la Unión.

La cosa sigue en "stand by" por culpa del partido verde francés, con una tal Cecile Duflot a la cabeza, una feminista recalcitrante y demagoga, a mi entender, ya que está en contra de la construcción de estas torres, que representan una inversión importantísima en nuevas tecnologías de edificios ecológicos, siendo además la construcción en altura el futuro para no seguir invadiendo el suelo de una Tierra exhausta... Se ve que esta ignorantísima persona prefiere el estilo de vida acomodado de los invasivos barrios residenciales que representan edificios de dudoso gusto como las Damiers, los bloques cuya paralizada demolición están obstaculizando la construcción de las Hermitage.
En realidad sólo se quiere ganar un prestigio social a costa de una empresa basada en paradigmas obsoletos, ignorantes y equivocados.
Al final se trata sólo de intereses políticos, de querer ganar batallas sin importar las verdaderas razones por las que las Hermitage deberían o no construirse... se trata de frenar la evolución de las cosas a costa de escudarse en el costumbrismo recalcitrante que supuestamente caracteriza al pueblo francés, y así aliarse con aquellos que claman al cielo porque un edificio sea más alto que la Eiffel. Se trata, en suma de alguien conservador e involucionista. Se trata de ganarse un puñetero nombre a costa de ganar batallas sin importar las verdaderas razones por las que las cosas deben o no deben hacerse. Se trata de autoproclamarse obscenamente portaestandarte de los supuestos intereses del pueblo ignorante.
Una señora que por lo visto proclama a los franceses que deben de viajar en tren por ser un medio más ecológico que el avión, para luego no dudar en coger aviones para irse a las Maldivas de vacaciones... En fin, una política... sobran más palabras descalificativas.
